Can you just put new silicone over the old?

No. New silicone doesn't bond properly to old, so the seal fails quickly and the mould shows through. We always cut the old seal out first.

How long before I can use the shower?

It depends on the product and the room's temperature and ventilation. We tell you the curing time for the sealant we've used before we leave.

Why does the mould keep coming back?

Usually because the room doesn't dry out between uses. Running the extractor fan and wiping down after showering help. If your fan isn't working, mention it — it's often worth fixing at the same time.

Is failed silicone a problem at check-out?

It often appears on check-out reports as mould or wear. Replacing it before the next tenancy starts means the new check-in inventory records a clean seal.

Can you do this as part of a changeover?

Yes. Resealing is usually done after cleaning so the joints are dry. Our rental turnaround service schedules it alongside the other trades.

Silicone replacement and resealing in London

Black mould in the sealant around a bath or shower rarely cleans out, and a split seal lets water get behind tiles and into the floor below. We cut the old silicone out completely, clean and dry the joint, and run a new sanitary-grade seal. It's one of the most common items on a check-out report, so a lot of our resealing is for landlords and agents between tenancies — but we do it for owner-occupiers too.
