    We don't price rental repaints from a calculator. A surveyor walks the property, records the condition of each room, and returns a written quote covering labour, materials, protection and a realistic programme.

    Scope is fixed at the survey. If something is uncovered on site — damp, failed plaster, tenant damage beyond fair wear — you see a written variation before any extra work is committed.
