The problem

The flat was coming to the end of a tenancy and needed to go back on the market quickly. Rather than book a decorator, a floor fitter, an electrician and a cleaner separately and coordinate them himself, the landlord wanted one team to take the whole changeover.

What we were asked to do

A full between-tenancies refresh handled as one managed visit, so the landlord dealt with a single team from checkout to re-let.

  • Silicone renewed where it had failed
  • Balcony decking repaired
  • Minor electrical works, including replacing light fittings
  • End-of-tenancy clean once the trades had finished

What came up on site

The balcony decking needed repair, and outdoor work of that kind is the messiest part of a refresh.

We completed the decking repair and the decorating before any new flooring went down, so the new floor was never exposed to the dirtiest stages of the job.

Failed silicone around the wet areas would have shown up on a check-in inventory.

Old silicone was cut out and renewed as part of the same visit rather than left as a snag for the incoming tenant to report.

Why the order of work matters

Sequencing is what keeps a refresh like this tight: decorating and the decking repair are done first, flooring goes down after the messy work, light fittings are swapped once the paint is dry, and the deep clean is last so the flat is handed over ready to view.
