How it works

Send your repair list or checkout report
Email it, upload photos through the quick enquiry form, or forward the inventory or checkout report as it is. A rough list is fine — we’ll ask about anything unclear.

Access is agreed with you
We arrange keys, tenant appointments, concierge or building-management requirements and parking with whoever you nominate — you, the tenant or the agent.

Written quotation and approval
You receive a written quote listing what is included and excluded and how VAT is treated. Nothing starts until you approve it, and you can approve items individually to stay within a spending limit.

Additional work is approved first
If we find something extra once on site, we send a photo and a price and wait for your written approval before doing it.

Specialists where needed
Gas, notifiable electrical and similar work is passed to appropriately qualified professionals who hold their own registrations. We coordinate them; the qualification belongs to them.

Completion photos and job summary
When the agreed work is done you receive completion photographs and a short summary of what was carried out, ready to file against the property.
Quotes and boundaries
- Prices depend on scope, preparation, access, materials and anything concealed — so we quote per job rather than publishing set prices.
- Workmanship cover is stated on each quotation.
- Resealing a bath or shower does not by itself fix a concealed leak, failed waterproofing or movement; we’ll tell you if we suspect one.
- Same-day reply where possible, otherwise within 24 hours during working days.
